We buy 2 and 3 bedroom properties in average to poor condition, renovate them to an excellent standard, refinance and rent them out to individuals & families.
These properties provide us with cashflow each month with very little management time. Our intention is to hold these long term to benefit from capital appreciation.
HMOs
We buy existing properties used as houses of multiple occupancy, renovate and reconfigure to add bedrooms and bathrooms to ensure with a luxury professional feel in order to maximise rents.
These properties provide higher returns than traditional buy-to- lets whilst also benefitting from strong capital appreciation.
Blocks of Flats
We buy existing properties which are either configured as individual flats or have the potential to be split into flats. We fully renovate to ensure the end product has a professional feel.
These properties provide us with cashflow with little management time. We will hold these properties for the long term.
I wanted to share our thoughts with the current Private Rental Sector and what it means to us Landlords. Interest rates are now the highest they have been in almost 15 years, for those of us that have mortgages in our own name rather than a limited company, this could literally be the final nail in the coffin, higher rates coupled with extra Tax to pay owing to Clause 24 could mean for some that there is simply little, or no profit left at the end of the month.
Also, we have now seen the long-awaited Renters Reform Bill introduced in parliament the Bill (amongst other items) contains the repeal of Section 21 no fault evictions and the removal of fixed term tenancies which now means tenants can leave at any time during their contract.
We have seen a flurry of properties, HMO, Blocks of Flats and Single Lets hit the market in West Yorkshire over the last 6 months and I do believe we will see many landlords exit the market in coming months, this in turn has a negative effect on Tenants as it will reduce the stock and inevitably force rent prices upwards, it seems that nobody wins.
